Our Process
Initial Consultation: We come to you and look at your project, take measurements, and discuss your project. What are your goals for the project? What ideas do you have so far? We will discuss alternatives or ideas we may have as well. This usally takes around one hour, depending on the scope of your project. No parade of sub-contractors, selling or signing contracts. It will take at least a few days for us to put together a proposal.
Proposal: We will present a project proposal with a floor plan, detailed scope of work and cost estimate for your project. Our proposals use allowances for items for items like flooring, plumbing fixtures, cabinets and counter tops tand you make selections for those items during the planning and construction phase. If your selections are less than the allowance, we credit back and visa versa. Allowances help us move fast in planning and make sure you get the finishes you want! This process sometimes takes a few times back and forth to get the design and budget you are looking for.
You decide to go with Fossil Creek Construction: Once we agree to a scope of work and budget, we sign or e-sign a simple contract that includes plans and detailed scope of work in the proposal. We collect a deposit to move to the planning phase, usually around 25%.
Planning: During the planning phase you select items with long lead times, like cabinets and counter tops, and start working on your other material finish selections. You can use our vendors or use with the big box stores. We finalize plans, obtain engineering if necessary, apply for permits, make a schedule for the project, and start scheduling sub-contractors for your project. We order materials to start the project. We may need access the job site a few times during this part of the job. Planning can take anywhere from one week to a few months depending on the complexity of the project and our current workload.
Construction: The fun part for us. The loud, sometimes dusty, part for you. On the first day of the project we protect any finished floors that will be walked on and set up plastic barriers between the work area and finished areas of your home. All of your belongings need to be out of the work areas at the start of the project. During the contruction phase we will need access to the work area from 8 am to 6 pm Monday through Friday. You will always have access to your project schedule online, and we will be in contact with you almost every day during this phase.
